This North London property required complete replacement and fitting of engineered flooring across the main living areas. The homeowners wanted a modern wood floor that could handle the demands of family life whilst maintaining the character of their Victorian terrace. We removed the existing floor, prepared the substrate, and installed new engineered boards throughout.

About the project

The property was a substantial Victorian terraced house with uneven original floorboards that had deteriorated over decades. The clients wanted to replace these with engineered flooring, which offered better dimensional stability than solid wood and would be more forgiving in a period property where floors tend to move slightly with age and humidity changes. The main challenge was preparing a sub-floor that had settled unevenly across the ground floor, creating dips of up to 15mm in places.

Our approach involved detailed measurement and assessment before work began. We used a self-levelling compound to create a flat base, which is essential for engineered flooring to sit properly and prevent future creaking or gaps. The engineered boards were then fitted using a floating system with expansion gaps around the perimeter, allowing the floor to move naturally without buckling. Once laid, we sanded the entire surface to create a unified appearance, then applied a hard-wearing lacquer finish that suited the clients' preference for a natural wood look rather than a glossy shine.
