About the project

The floorboards in this property were in reasonable structural condition, but the surface was heavily marked and uneven. Years of foot traffic had created dips and high spots across the rooms. We started with a coarse grit to remove the old finish and level the boards, then worked through medium and fine grits to achieve the smooth finish the client wanted. The gaps between boards were typical for a Victorian property of this age, so we used a flexible filler that moves with seasonal wood expansion rather than cracking out.

One challenge was managing dust during the work. The house was occupied, and the client needed to use parts of the property while we worked. We used enclosed sanding equipment with dust extraction connected to HEPA filters, which kept airborne particles to a minimum. We also sealed doorways with temporary barriers and laid protective coverings on stairs and adjacent spaces. The job took four days from start to finish, including a day for the finish to cure before normal use.
